This page explains the process of buying a resort mansion property in Japan
1. Book an inspection of the property
Please let us know by email the property you would like to see, and the preferred time and date for an appointment.
A member of our staff will accompany you to the property – we cannot guarantee that this staff member will be fluent in English, though we can answer any questions for you via email.
Visiting the property and the apartment block facilities takes around 15min to 30min.
2. Application for purchase
Upon finding the property that is right for you, it is time to make an official offer.
The offer details such as price and desired contract date are noted in writing by our staff.
Upon taking these details, Himawari staff intermediate between buyer and seller to facilitate the property transaction.
3. Contract Singing
Upon agreeing terms, the legal property contract can be signed at any of the Himawari offices.
Funds can either be brought in cash, or remitted to Himawari prior to the contract date.
Upon signing the contract, the seller hands over the keys to the property.
An independent lawyer will arrange documentation with regard to having the land & property registry reflect the transfer of property ownership.
5. Completion of Land Registry documents
When the official Land Registry has been amended to reflect the change in ownership, a Land Registration document confirming ownership will be sent directly to the property buyer.
This is an important document, confirming the buyers’ legal ownership of the property.
6. Payment of Property Transaction Tax
Between 3-4 months after completion of the property purchase, the buyer will receive their invoice for Property Transaction Tax.
This tax should be paid directly to the government via the payment form provided.
Requirements to complete the contract
1.Personal stamp – though a signature is also fine.
2.‘Toroku Genpyou Kissai Jikko Shomeishou’ – Proof of residence form available from the local government office at which the buyer is registered.
For buyers resident outside Japan, a proof of signature document that also notes current address is required.
3.Bank details for utilities direct debits – does not work for all banks. Notably, Citibank cannot offer this service.
4.Property purchase funds either remitted to our account in advance, or brought to the office in cash.
