Rental Process
1. Book an inspection of the property
Please let us know by email the property you would like to see, and the preferred time and date for an appointment.
A member of our staff will accompany you to the property – we cannot guarantee that this staff member will be fluent in English, though we can answer any questions for you via email.
Visiting the property and the apartment block facilities takes around 15min to 30min.
2. Application for rental
Upon finding the apartment that is right for you, it is time to make an official offer.
The offer details such as monthly rent and desired contract date are noted in writing by our staff.
Upon taking these details, Himawari staff intermediate between buyer and seller to facilitate the rental transaction.
Please note that there is an administration fee of JPY30,000, payable in advance, to cover the costs of handling the application for rental.
3. Contract Singing
Upon agreeing terms, the rental contract can be signed at any of the Himawari offices.
The necessary documents and funds required will be explained in advance.
Funds can either be brought in cash, or remitted to Himawari prior to the contract date.
Upon signing the contract, the landlord hands over the keys to the property.
An independent lawyer will arrange documentation with regard to having the land & property registry reflect the transfer of property ownership.
Deposit funds [typically 2 months’ rent] are kept by the landlord to cover damage that may occur to the property during the rental period.
In the event that no such damage takes place, deposit funds minus are usually repaid in full – minus cleaning costs and payment for amount of water/kerosene used.
‘Key Money’ [typically 1 month rent] is paid to the landlord.
This is non-negotiable and non-refundable.
5. At the end of the rental term
Please hand the keys back to the Himawari office.
A member of our staff will check the condition of the apartment.
If cleaning or repairs are necessary, such costs will be taken from the deposit.
Requirements to complete the rental contract
1.Personal stamp – though a signature is also fine.
2.Alien Registration card
3.Business card / work and home contact details
4.Rental funds as advised by us - either remitted to our account in advance, or brought to the office in cash.
Points of notice
1.When inspecting the apartment, please remove your shoes upon entering (in accordance with the Japanese custom)
2.Please note that it is not possible to rent apartments to customers not resident in Japan.
